What is this site for?
General reading for homeowners near Sugar Land. Topics include why slabs move and what the local ground is like. Rules and typical costs are covered too. Reading it doesn't replace an expert looking at your house.
Are you the repair company?
No. Sugar Land Foundation Repair Co. puts homeowners in touch with local repair firms. Inspection and repair work belongs to them, not us. If you hire one, your contract is with that firm alone.
Where do the prices come from?
From averages and ranges that Houston-area businesses, mostly repair firms and engineers, posted themselves, and from city and county fee schedules. Each figure shows its source and date. We describe businesses but leave out their names. None of the published figures prices your own home.
Your cost turns on the soil and how far the house has shifted. Permit rules and the firm you choose matter as well.
Where do the soil and flood figures come from?
- Soils: the USDA soil survey
- Rock units: the USGS state geologic map
- Home ages: the US Census
- Floodplains: FEMA's flood maps
- Levees: the levee districts' own pages
- River stages: the National Weather Service
- Sinking ground: the Fort Bend and Harris-Galveston subsidence districts and the USGS
- Permits and watering: each city, county or water supplier's own pages
Each figure names its source.
Do the figures describe my lot?
No. They describe towns and regions.
Each soil or flood count rests on spots spread over a mile or more. Subsidence rates are taken at survey stations, not at houses. Only a study of your own lot can describe it. To check your address, use FEMA's map.
Are the drought rules current?
Suppliers can change stages at short notice. We give each rule as worded on the day we read it. Before acting, confirm your supplier's current stage.
Do you warrant the content?
No. The site comes "as is," with no warranty, express or implied, that it's accurate or up to date.
Where can I ask about this page?
Send a note from the contact page. The phone line, (832) 539-7922, works too.
