House leveling in Sugar Land means raising the parts of a house that have sunk, so the floors sit closer to level again. On a slab, that's usually done with piers and jacks. On a raised floor, it's done by adjusting the supports under the beams. It starts with a floor survey, which a free inspection includes.
Here's the honest part up front. No house is perfectly level, even new. The ASCE Texas Section's guidelines say foundations are generally built with some difference in height across them. And after a lift, they don't expect a dead-level result either. The goal is better, not perfect.

When You Need House Leveling
Most people notice the floor before anything else. A ball rolls toward one wall. A door drifts shut when you let go. A dresser leans away from the wall behind it. Here's how engineers put numbers on it:
- Tilt. The ASCE Texas guidelines say a tilt over 1% is usually noticeable. That's 1.2 inches over 10 feet.
- Bending. They point to a limit of span divided by 360 for floors, which works out to 1 inch over 30 feet.
- Comfort. For a sense of scale, the guidelines cite the Americans with Disabilities Act, which calls a 2% slope more than a floor should have.
One set of readings shows the floor on one day. The guidelines say an evaluation may need repeated surveys, months or years apart, to measure real change. That matters on Sugar Land clay, which moves with the seasons.
River Clay, Prairie Clay or Sand: What Changes
We checked the USDA soil survey at 25 spots in each of 22 towns near Sugar Land. Where your house sits changes how leveling should be timed and built.
River bottom. Most of Sugar Land is on Brazoria clay, which reads 17 on the USDA's shrink-swell scale all the way down to about 80 inches. Clay like that can lift a slab in a wet season and drop it in a dry one. A house leveled in August may sit differently by April. It's fair to ask whether readings in another season would change the plan.
Coastal prairie. Lake Charles clay reads 13.6 from about a foot down, and Bernard stays wet near the surface through winter. The Foundation Performance Association, a Houston-area group of engineers and repair firms, warns that drought can loosen the grip of the soil on shallow piles. Deep enough piles matter here too.
Katy terrace. Katy's sandy soil moves less, with a clay loam reading 3.8 from about 29 inches down. If floors there are out of level, rule out a leak or poor drainage before anyone lifts.
Which of the three is under your house? Look it up in a few minutes with our soil guide's walk-through.
After a Flood or a Drought
FEMA says floodwater and soaked soil push up on a concrete floor, and fast water can carry soil out from under a foundation. After high water, give the ground time to dry before anyone measures or lifts. Readings taken on soaked clay may not match the same floor a month later.
In a dry spell, clay shrinks away from a slab's edges. Sugar Land's drought plan lets you hand-water the soil beside a foundation at any time, in any stage. Keeping that soil even may help while you plan.
How the Work Is Done
A well-run leveling job follows a set path:
- Survey. The floor heights are mapped across the house. The ASCE guidelines describe a scaled drawing that shows them.
- Plan. The plan should list the starting heights and how much each area will be raised.
- Lift. Jacks raise the low areas onto piers, or the supports under a raised floor are shimmed and reset.
- Test. If the house was lifted, the water and drain lines should be tested for leaks. The guidelines note that gas lines may need adjusting too.
- Survey again. The guidelines call for a new set of floor heights after the work, with a copy for you.
If an engineer is hired for the job, a letter confirming the work was done as planned can be part of it.
What Leveling Can't Do
Leveling raises what sank. It doesn't stop clay from moving afterward. The Foundation Performance Association says the piers most often used on Houston-area homes aren't fastened to the grade beams, so they can't hold a slab down if the clay swells. The ASCE guidelines add that underpinning won't help the parts of a slab without piers.
Mudjacking, pumping grout under a slab, is a shallower method. The Foundation Performance Association says a slab raised that way can still move when soil moisture changes. Where a drain or supply line under the slab is cracked, grout can find its way in and block it, the group adds.
Cost and What Drives It
Leveling is priced as part of the repair around it. One large Texas repair company reports an average of about $10,763 to repair and level pier and beam homes in the Houston area, from 2026 bookings. A Houston company's rate card lists its final level survey as a separate $65 line. On a slab, the pier count drives most of the cost.
Ask each company what the price includes: the survey before and after, the plumbing test, and any engineer's report. Our cost guide compares the sources.
House Leveling Questions
How level is level enough?
There's no single number for every house. The ASCE guidelines say a tilt over 1% is usually noticeable, and a good plan states what the work should achieve for your floors.
Would pumping grout under the slab do the same job for less?
It can be, but it's a shallow fix. The Foundation Performance Association says the slab can move again as soil moisture changes, and grout can get into cracked lines under the slab.
Why would my gas line need attention after leveling?
Lifting a house can stress the pipes under and around it. That's why the ASCE Texas document pairs every lift with a leak test of the water and sewer lines, and flags the gas service as something that may need resetting.
