Short answer: nobody publishes a Sugar Land-only price with a stated basis. The best Houston-area figure is one large repair company's average from its own booked jobs: $7,854 in 2026. Other published ranges run from a few thousand dollars to over $10,000. The number of piers drives most of the bill, and quotes differ a lot in what they include. Compare the pier count and the line items, not the bottom line.

What our data shows

  • One large Texas repair company's Houston-area average, from jobs booked in 2026: $7,854 for foundation repairs and about $10,763 to repair and level pier and beam homes.
  • One Houston rate card: $370 for an outside pier, $425 for an inside one, for the pier alone.
  • Houston-area engineers list $350 to $700 for an inspection with floor readings.
  • Published foundation repair permit fees near Sugar Land run from $50 plus a $10 general fee in Richmond to $325 plus other fees in Arcola.

Why There's No Single Price

A foundation repair isn't a product with a sticker. It's a set of piers, placed where a floor survey says the house has moved. Next-door neighbors can get very different plans.

What moves the price, roughly in order:

  • How many piers. One Houston company says most slab repairs there need between 6 and 20 piers.
  • Inside or outside. Piers under the middle of a house mean breaking through the floor, which costs more than digging along the edge.
  • What's included. Some quotes cover only the piers. Others include the engineer, the permit, a plumbing test and a final floor survey.
  • What kind of foundation. Pier and beam work is priced differently from slab work.

So the only quote worth comparing is one written after a floor survey.

What Published Houston Figures Say

We read every Houston-area cost page we could find and kept the ones with a named basis or a clear date. Contractors are described here, not named.

From a company's own booked jobs

  • A large Texas repair company reports an average of $7,854 for foundation repairs booked in the Houston area in 2026. It reports about $10,763 for repairing and leveling pier and beam homes, and $7,466 for drainage work.
  • Oddly, the same company's FAQ prints a Houston range of $3,050 to $7,650, with no basis given. Its own booked average sits above that range. Trust the number with a basis behind it.

From contractors' own pricing

  • One company's published rate card, "based on 25+ years of Houston-area jobs," lists $370 a pier at the edge and $425 inside. Its table puts 8 to 12 piers at $2,960 to $4,440, and 15 to 20 piers at $5,550 to $7,400, for the pier line alone.
  • A second Houston firm says most repairs there cost $4,000 to $9,000, with piers at $300 to $650 installed. It lists one settled corner at $2,500 to $4,500, and a full perimeter at $8,000 to $15,000 or more.
  • Serving Houston and the Brazos Valley, a third company puts typical jobs at $2,500 to $9,000, with most homeowners paying around $5,000 to $6,000.

From aggregators

  • A national home-services site's customer survey averages $5,174, with most people spending $2,225 to $8,133. Its sister site's Houston page, dated 2025, says $5,003. We count those as one source, since one company owns both.

Put together, published Houston figures cluster in the mid-thousands, with bigger jobs running past $10,000. Treat them as a sense of scale, not a figure for your home.

Why Per-Pier Prices Disagree So Much

This is where most of the confusion comes from. Here's what Houston-area pages print for one pier:

  • $370 to $425, for the pier kit alone, with digging and patching billed separately
  • $300 to $650, installed
  • $750 to $3,000, from a long-running company that gives no basis
  • $1,000 to $3,000, steel or concrete, from another

Some of these are the pier alone. Others fold in the digging, the concrete breakout inside the house, and the patch afterward. One company's Sugar Land page even prints both $350 a pier and $1,500 to $3,500 a pier.

So a per-pier price on its own tells you very little. Line up the number of piers, where they go, and what each line covers.

The Extras That Change a Quote

These are the items that make two quotes look different when the work is the same:

  • An engineer. Houston-area engineers list $350 to $700 for an inspection with floor readings. One Katy firm sets a $950 minimum. A licensed home inspector in Sugar Land lists a basic visit from $250 and a measured one from $350, but that's an inspector's report, not a sealed engineering one.
  • A plumbing test. A Houston plumber prices a pressure test of the lines under the slab at $250 to $600, about 45 minutes to an hour of work. Adding a camera inspection runs $450 to $800. The ASCE Texas guidelines call for this test whenever a house is lifted.
  • A final floor survey. One rate card lists its final level survey as a $65 line. ASCE's Texas guidelines expect it after every repair, and expect you to get the results.
  • The permit. See below.

Smaller Problems, Smaller Bills

Not every problem ends in piers. The large Texas company says that for some homeowners who act early, simple upkeep or drainage products can keep the cost under $3,500. A Houston cost guide lists drainage correction at $900 to $5,000, and pier and beam releveling at $800 to $6,500.

If an inspection finds that water is the main culprit, a drainage fix may come before any pier. That could be a downspout that dumps at the wall or a yard that slopes toward the house. The ASCE Texas guidelines set a minimum slope: 6 inches of fall across the first 10 feet from the walls.

When a Big Repair Meets the Floodplain Rules

On a lot in the mapped floodplain, cost does more than hit your bank account. It can decide which rules apply. Federal rules call work costing half or more of a building's market value a substantial improvement, and that brings the house under floodplain rules.

Sugar Land says it adds up the value of work over the past five years. Fort Bend County measures against the appraisal district's value of the building. Missouri City's code counts any repair.

Crossing the line usually means raising the house to current elevation rules, a far bigger project than a foundation repair. Before major work on a floodplain lot, ask the city or county how they'll count it, and keep every invoice. Our flood zones guide explains the rules.

Permit Fees Near Sugar Land

Most towns charge a modest fee. Where a town names foundation repair on its current fee schedule:

  • Richmond: $50.00, plus a $10.00 general fee
  • Rosenberg: $100.00 flat
  • Meadows Place: $150.00, plus half again when a plan check is required
  • Needville: $150.00, plus $150.00 for a foundation plan review
  • Fulshear: $0.21 a square foot, plus a $35 application fee and a $60 inspection fee
  • Arcola: $325, plus an application fee and plan review

Sugar Land prices its express permit through an online fee estimator, so we can't quote it. Stafford, Missouri City, Katy and Pearland don't publish a foundation repair line either. In unincorporated Fort Bend County, a Development Permit, where one is needed, is $100, or $150 in a floodplain. Working without a permit costs more almost everywhere. Our permits guide has the details.

Warranties and What They Usually Leave Out

A warranty is part of what you're paying for, so read it before comparing prices. The Foundation Performance Association, a Houston-area group of engineers and repair firms, sets out what a sound contract covers. It lists the number and types of piles, any concrete breakouts, the price, the payment terms and the warranty.

Its guidelines also say what warranties typically leave out:

  • Damage to finishes like drywall, brick and plants
  • Upward movement from swelling clay, unless the contract says otherwise

The warranty's length should be written into the contract. Ask for the pile depths, a plumbing test report and the final floor survey in writing, too.

How to Compare Two Quotes

Put them side by side and check each line:

  1. The number of piers, and how many sit inside the house
  2. The type of pier, and the depth the company expects
  3. Whether an engineer's report is included or extra
  4. Whether the permit fee is in the price
  5. A plumbing test after any lift
  6. A final floor survey, with a copy for you
  7. What the warranty covers, including upward movement

The cheaper quote is sometimes the one that leaves things out. A higher quote that includes the engineer, the test and the survey may cost less in the end.

Questions About Foundation Repair Cost

Is $7,854 what my repair will cost?

No. It's one company's average across its Houston-area jobs in 2026. Your price depends on your house, which is why a measured inspection comes first.

Why did two companies suggest different numbers of piers?

They may have read the floors differently, or one may plan piers only where the slab dropped most. The Foundation Performance Association publishes spacing guidelines, and an engineer can settle a big disagreement.

Does a free inspection mean they'll always find something?

Not necessarily. One large Texas repair company says 1 in 5 of the homes it inspects need no repair.

Is the permit a big part of the cost?

Usually not. Published fees near Sugar Land run from $50 to a few hundred dollars, small next to the pier work.

For what your soil means for the repair, see our soil guide. For the repair itself, see slab foundation repair or house leveling, or go back to the Sugar Land homepage.
