Five services, one free inspection

Foundation Repair Services in Sugar Land and Fort Bend

Five services, and the ground under your house is the best clue to which one fits.

Picking a service is our job and the inspector's, not yours. In Fort Bend County, the soil under a home and the decade it went up narrow things down fast.

The ground comes in three kinds. In our sample of the USDA soil survey, 97 of 145 spots on the Brazos River bottom came up high or very high for shrink and swell. On the coastal prairie it was 266 of 322, and on the Katy terrace 19 of 73. The houses differ too. Sugar Land's median home dates from 1994 and Fulshear's from 2015, while 13.0% of Richmond's homes predate 1960.

Still unsure? Book the inspection. There's no charge, and a set of floor readings is the one thing that separates real movement from a slab poured slightly off level.

  1. Slab Foundation Repair

Concrete slabs most likely carry the bulk of Sugar Land's houses. When clay under one part of a slab shrinks or swells, that part drops or lifts. Slab foundation repair carries the low areas on piers set below the soil that moves. On Brazoria clay, which reads 17 on the USDA's scale as deep as the survey goes, pier depth is worth asking about.

  2. Pier and Beam Repair

A raised wood floor over a crawl space is rarer in Sugar Land, where only 2.6% of homes predate 1960. It's more common in Richmond, Rosenberg and Katy. Pier and beam repair covers re-shimming, resetting old block supports, adding new ones and replacing damaged wood.

  3. House Leveling

Floors that tilt from one wall to the other are the cue for house leveling, which raises the sunken sections. Before any jack comes out, someone plots the floor heights room by room. The ASCE Texas guidelines say a lift is unlikely to leave a house perfectly level, so success means close to level, and staying put.

  4. Foundation Inspection

Think of a foundation inspection as the facts before the sales pitch. On river or prairie clay, repeat readings taken a season apart show whether movement is ongoing. A result that says "stable" is a good one.

  5. Foundation Crack Repair

Most cracks, per the ASCE Texas guidelines, leave a foundation's strength intact. Foundation crack repair first works out which kind yours is, a blemish in the finish or a symptom of movement, and treats it to match.

Not Sure Where to Start?

Most people begin there. To read first, the Sugar Land soil guide explains the three kinds of ground. The flood zones guide covers what water does to a slab, and the cost guide what goes into a quote.
